Home Preparation

We include a complimentary consultation with our designer for each home we list. She’ll do a walkthrough of your space & provide you edits to help make your home shine. Then, we bring in our photographer – he is tremendously skilled in maximizing room sizes, lighting, & more.

In-House Marketing

We are passionate storytellers & master marketers. We’ll share the unique story of your home through our transportive listing description, bespoke print & digital marketing elements (all lovingly created in-house!), & maximum exposure across multiple platforms & markets.

  • Typically, the hottest time for sellers is the “spring market.” This stretches from early February until late May. Many buyers have leases ending during this time or in early summer, leading to a lot of buyer activity. That said, you may not always be able to sell during the spring market, which is totally okay! You need to list your home when it makes sense for you. Plus, every year is slightly different – fluctuating interest rates, political environments, & more all have a definite impact on the market.

  • Agent commission will be your largest expense; you will pay your agent & typically the buyer’s agent a percentage of the sale price. In addition, you’ll want to budget about 2% of the sale price for other closing costs, including transfer taxes, a title policy, & more. A real estate attorney can provide a net sheet so you can understand what you will potentially walk away with.

  • Your agent will compile a Comparative Market Analysis (CMA), which looks at similar homes sold in the past six months. This gives us a good idea of the market value of the property. Your agent will provide their recommended price range for your home. Depending on your goals, you may price your home inside or outside this range.

  • Typically, we recommend doing all the prep work to list your home (decluttering, photos, & preparing marketing), & then focus on finding your next home. When you go under contract on your new home, we can immediately list your home. If you need the funds from your home sale to fund your home purchase, you will want to explore adding a home sale contingency to your offer.

  • In a leaseback arrangement, the buyer allows the seller to stay in the property after closing for up to 60 days. This is helpful if you need more time to find or move into your next home. The buyer is responsible for paying their mortgage, taxes, & insurance. They may charge you a daily rate to stay in the property, or they may offer a rent-free leaseback.
